THE BEST STRATEGY TO SELL YOUR HOUSE FAST AND FOR THE MOST $

If you are considering selling your Montclair or Glen Ridge home and you want to sell it quickly, the best strategy is to hire an top rated listing agent who is experienced and demonstrates knowledge of your market area. So why are Homeowners are sometimes talked into selling their homes on their own by uneducated–in a real estate way–friends? Because they are ill advised in thinking that bypassing the process of hiring a listing agent or a broker will save them time and money. But in reality, it’s the opposite. Statistics show that the typical FSBO home sold for $210,000 compared to $249,000 for agent-assisted home sales, according to the NAR. That difference represents 18.5% more in a seller’s pocket! The reasons are clear, you don’t get nearly as much of the online exposure (SEE OUR MARKETING PLAN HIGHLIGHTS) as needed in an age when buyers are doing so much of their advanced home scouting online and you are also somewhat disconnected from the thousand’s of local agents that have the knowhow and expertise to help manage a transaction from is inception to its closing. I hosted an open house this weekend and has a total of 33 sets of visitors, more than half were buyers who came to check out the home and who weren’t working with an agent yet, meaning they were still in the earlier stages of their search. However, three of these buyers have advised they will be putting in an offer on the property.

 

 

So, if you want to sell your house fast and for the highest price possible, here are a number of useful tips:

•Find the listing agent with the most experience selling homes in your area. Zillow has a database of the top agents throughout the country. They only work with the best and their stats are listed on their profile page.

•Connect with your listing agent of choice and let them know you want to sell your house and want to discuss your options. You can contact the agent directly through their profile page on zillow.com to match you with the agent that has the best track record of listing and selling homes in your area. Another tip is to contact an agent that appeals to you even if they are not as prolific in your area, to have them help you find the best choice agents in your area.

Marketing, Marketing, Marketing. The marketing plan an agent can provide you can range from run-of-the-mill marketing that is like throwing spaghetti on a wall (the MLS) only to those, like The Slade Homes Team, that include the below and more:

Keep in mind that today’s buyers are so guided by HGTV and looking for homes that have the look and feel in their favorite shows. Your home may be beautifully decorated but it may not be considered by the vast majority of HGTV minded buyers out there and this could adversely affect your results.

•Last, but not least: let’s say your friend or relative is a newer Realtor, which could mean they don’t have the experience and know how to help you best achieve your goals? Fall Leaves Make for An Amazingly Beautiful Landscape in South Orange

I so love this time of year when the leaves become colorful brushstrokes on the landscape. Living in South Orange and Maplewood, we get the extra benefit of bordering the South Mountain Reservation and a valley view upwards of color. This drone video was filmed by Ken Siegel (973-517-0384) and features parts of the park system of South Orange–Flood’s Hill and The Baird Center–with the tennis courts, baseball fields, platform tennis courts, basketball courts and fields for soccer, frisbee and live music.

Looking for another way to finance your down payment?

Say you could get the money for a down payment without having to beg your parents or start a GoFundMe page. Would you do it?

Yes, of course there’s a catch. You have to be willing to continuously list your extra bedroom on Airbnb for a few years. Basically, there’s a company in Seattle that will front you up to $50,000 for your down payment, and in return, you share most of the income from your Airbnb rental to pay back your “loan.” Even though the thought of having a neverending parade of guests sounds a bit…stressful, I think the concept is actually kind of brilliant. I love seeing creative solutions like this that can help more people become homeowners.

July Real Estate Sales in Millburn and Short Hills New Jersey

Millburn and Short Hills had another strong month in Real Estate Sales.

There were 30 closed transactions. Of the 30, there is no doubt that the homes priced under $1,500,000 sold for better prices, equating to almost 101% of asking price and in an average of 34 days–less than half the number of days needed for the balance of the closed sales; whereas, the 9 homes listed over $1,500,000 and sold, showed a significantly weaker 92.7% of asking price and sold in an average of 78 days.

Learn the process of maple sugaring from start to finish. Identify and tap maple trees, collect sap, and make syrup over a wood-fired evaporator. Taste-test different delicious syrups, including syrup made at the Great Swamp OEC. Rain or shine.

Dates: January: 14, 15, 21, 28, 29 & February: 4, 11, 12, 18, 19, 25, 26

Times: 1 p.m. – 2 p.m. or 2:30 p.m. – 3:30 p.m.

Location: Great Swamp OEC, 247 Southern Blvd., Chatham Township

According to Jenny Gaus-Myers, Assistant Director of Education and Interpretive Services, “People don’t look at the maple syrup on their table the same way after experiencing the maple sugaring demonstration! They begin to appreciate the quality differences, as well as the process required to make this tasty treat. The demos are a fun and educational experience for everyone!”
Admission is $3 per person age 3 and up. No registration is required, but it is first come, first served seating.
Celebrate the peak of the maple sugaring season at the annual Maple Sugar Festival on Saturday, March 4, from 12 noon to 4 p.m.
Head outside and watch steam billow from the evaporator, and become engulfed in the sweet smell of maple sugar. See maple cream making first hand and taste the final product. Enjoy a variety of crafts and games, and enjoy your own maple snow cone.

Bring your friends and family and take a guided ‘Hike Through Maple Sugaring History,’ to discover how sugaring has changed since it was started by the Native Americans hundreds of years ago.
Admission for the Maple Sugar Festival is $4 per person age 3 and up.

Summit Film Society Hosting Area Premier of The Great Gilly Hopkins

January 11th, 2017

On Saturday, January 28 at 7 pm, the Film Society of Summit will host the area premiere of the dramatic film THE GREAT GILLY HOPKINS. We will welcome the two of the film’s young actors to lead post-screening discussion of this entertaining film: Zachary Hernandez of Wycoff, NJ who plays W.E. and Claire Foley who plays Agnes.

synopsis:
Wisecracking 12-year-year old Gilly Hopkins has seen more than her share of foster homes and has outwitted every family she has lived with. When Gilly is sent to live with the Trotters, the weirdest family yet, she isn’t planning to stick around. But cheerful, affectionate Maime Trotter isn’t giving up on Gilly just yet – she is sure there’s a hurt little girl in there somewhere. Gilly knows she has to escape, and if she can’t run then she’ll lie her way out. In an effort to escape her new foster mother Mamie Trotter’s (Kathy Bates) endless loving care, Gilly concocts a plan that she believes will bring her mother running to her rescue. But when the ply blows up in Gilly’s face it threatens to ruin the only chance she’s ever had to be part of real family.

The script was adapted from a multi-award-winning novel by Katherine Paterson, author of The Bridge to Terabithia.

On this day in 1838, Samuel Morse’s telegraph system is
demonstrated for the first time at the Speedwell Iron Works in
Morristown, New Jersey. The telegraph would eventually
revolutionize long-distance communications. Morse demonstrated
his invention using Morse Code, in which dots and dashes
represented letters and numbers. In May 1844 Morse sent the
first original telegram over the line, with the message: “What
hath God wrought!”. Over the next few years using Morse’s

Montclair 2016 Real Estate Results Summed Up As Crazy Hot!!!

I cover a wide variety of towns that are under the umbrella as a “bedroom community of nyc” due to its commutation times. I was simply blown away by the results Montclair had for homes sold in 2016.

1. They sold for 103.7% of asking
2. Average price paid jumped almost 10% more to $741,000 from $676,000.
3. Average listing prices also increased about the same amount to $714,000 from $652,000.
4. UNBELIEVABLY, ALMOST 2/3’s of all the homes sold, sold for OVER ASKING PRICE!
5. Another 7% sold at asking, bringing the total of homes sold for asking and above to virtually 75% of the total!
6. Days on Market did increase a full day from 40.8 to 41.8 but that is pretty much a wash considering all that is going on.
7. The only negative statistic was that units sold actually did decrease from 450 to 408, a drop of 9.3%.

If you were a seller, you probably did extremely well in 2016.

Now that a ReVal is about to occur in Montclair, we could see a slight increase in inventory over normal trends that possibly could impact prices paid for homes a bit, but its way to early to tell.

2016 was another great year for Real Estate in South Orange.

It was another great year for Real Estate in South Orange.

We saw a 4.5% increase in the prices paid for homes sold.

We saw 15 homes sell for more than a $million with one selling for $1,499,000 to top the charts, which sold in just 5 days.

The time it took to sell these homes decreased again, coming in at a touch over 39 days.

While I traditionally use AVERAGES for my analyses, I decided to also look at the median home prices and there were some interesting facts:

1. All three of the median homes in 2014, 2015 and 2016 were sales on Rynda Road.
2. 47% of the homes sold, sold for over asking
4. Another 16% sold at asking, representing a trend that close to 2/3’s of all South Orange’s sales came in at or above asking.

While we have all just experienced our ReVal, you will find that the ReVal figures do not always equate to true fair market value.
